WHY USE A REALTOR?
Brokerage Fee is Worth the Cost. The old axiom, you get what you pay for, certainly applies to the services of a good real estate broker, who are almost always Realtors. A Realtor is a member of the Wisconsin Board of Realtors. Without a real estate broker, the buyer will likely only have access to homes that are being marketed directly by sellers. While one might think this would mean the price would be less, in many cases, the price is actually higher, because no professional is there to advise the seller as to the value of property and the merit in compromise in order to make a deal. Access to Multiple Listings. Most Realtors, especially in major cities, participate in Multiple Listing Services, MLS, which give both a buyer and seller access to a much broader exposure to each other, allowing buyer the best chance of getting precisely what they are looking for. Protection through Professionalism. Wisconsin has a long tradition of professionalism amongst its real estate professionals, especially the Realtor members of the Wisconsin Realtor Association. This professionalism is gaining in importance with the increasing complexity of financing, seller disclosure laws and closing paper work. Avoiding the Pitfalls. Buying a home will likely be the biggest investment most people will ever make. Just like you would want to be able to have a car checked out by a trusted mechanic, an experienced Realtor can help the buyer understand the value of a home and the best procedure to uncover hidden defects. Use of a Property Inspection. In recent years, more and more transactions are made contingent upon a the property passing some type of inspection. The most common inspections are septic systems and wells, but now frequently licensed engineers or home inspectors are retained to "check out" a home for hidden defects. |
